Coronado's detached market posted a striking median price this July, but the small sample size is doing most of the work. Only 11 homes closed, and in a market with Coronado's price range, a handful of high-end sales can swing the median dramatically without reflecting a broad shift in value. The list-price ratio, up modestly to 97.3%, is a steadier read: sellers are getting slightly more of their asking price than a year ago, not radically more.
Pending sales more than doubling to 19 from 9 is a genuine signal of stronger buyer engagement, even accounting for the small base. Days on market also improved to 45 from 55, and months supply eased to 4.8. Together, those figures point to a market that is moving a bit faster and absorbing inventory a bit more efficiently than a year ago.
Treat this month's median price as a data point shaped by which specific homes sold, not a market-wide repricing. The pace and list-price ratio are the more dependable signals of underlying demand in Coronado's detached segment.

Coronado's attached market carries the most inventory relative to sales pace of any segment in this report series, with months supply at 6.2, above the six-month line that typically marks a balanced-to-buyer's market. Active listings eased slightly to 64, but with only 10 closed sales this July, that supply is not being absorbed quickly.
Pricing still firmed. Median price rose 11.1% to $1,897,500 and the list-price ratio improved to 96.4% from 93.1%, suggesting the homes that did sell moved on solid terms even as overall pace stayed slow at 73 days on market, essentially unchanged from a year ago. Pending sales fell to 12 from 22, though with a sample this size that decline should be read cautiously.
This segment looks like Coronado's most buyer-friendly corner right now: ample selection, a slow pace, and no urgency to overpay. Sellers who price accurately and present well are still closing on favorable terms, but they should expect more time on market than the detached side of town.
