Clairemont's detached market tightened sharply this July. Active inventory fell 50.0% to 37 homes and months supply was cut more than half to 1.2, one of the leanest readings in this report series. That scarcity is showing up directly in price: the median rose 21.8% to $1,266,000, and sellers pushed past full asking price at 100.3% of original list, up from 96.3% a year ago.
Demand kept pace with the shrinking shelf. Pending sales climbed 48.1% to 40 and closed sales rose 27.3% to 28, while the average time to sell dropped to 16 days from 26. New listings actually came in 10.9% lower than last July, so this is a supply-driven tightening rather than a sudden spike in buyer interest.
With months supply this far under the six-month balance line, 92117 detached is running firmly in seller territory. What to watch is whether new listings pick back up through late summer; if inventory stays this thin, the above-list selling pattern is likely to continue.

Watch whether pending activity rebounds from its small-base dip. With months supply near five, this segment sits closer to balanced than tight, and a pickup in pending sales would be the clearest signal that is starting to shift.
