Detached and attached homes are moving at different speeds.
Detached homes ended August with 1.8 months of supply, compared with 5.0 months for attached homes. The detached median was $1,631,500, while the attached median was $570,000. Those figures describe different pools of properties and should not be combined when evaluating a specific home.

Detached homes recorded 10 closed sales in August. The median sales price was $1,631,500, down 4.3% from August 2025. Active inventory was up 50.0%, leaving 18 homes for sale and 1.8 months of supply at the end of the month.
Pending sales were up 44.4% year over year. Homes that closed spent an average of 20 days on the market, and sellers received 101.4% of their original asking price on average. Monthly price changes should be read alongside the number and mix of sales, especially in ZIP codes with limited activity.
For Buyers
Inventory is limited at 1.8 months of supply. Have financing ready, but base the offer on recent comparable sales and the condition of the property rather than the ZIP-code median alone.
For Sellers
Sellers received 101.4% of their original asking price on average, and closed homes spent 20 days on the market. Pricing and presentation still determine whether a property moves with the stronger part of the market.

Pending sales were down 12.5% year over year. Homes that closed spent an average of 25 days on the market, and sellers received 97.2% of their original asking price on average. Monthly price changes should be read alongside the number and mix of sales, especially in ZIP codes with limited activity.
For Buyers
With 5.0 months of supply and an average market time of 25 days, buyers may have room to compare options. Review recent comparable sales, condition and time on market before deciding how aggressively to offer.
For Sellers
Sellers received 97.2% of their original asking price on average, and closed homes spent 25 days on the market. Pricing and presentation still determine whether a property moves with the stronger part of the market.
