October 2026 Market Update
Based on September 2026 sales and market activity
Shirin’s Take
Attached inventory increased while sales declined.
Attached homes accounted for all 45 September closings. Inventory rose to 334 homes, with 8.0 months of supply, while the median declined 5.0%. There were no detached closings, so a monthly detached median and market-time average are unavailable.
September 2026 Statistics
Detached Homes
Downtown San Diego · ZIP Code 92101
There were no detached closings or pending sales in September. Nine detached homes were listed for sale, up from three last September, and one new listing entered the market.
The source reports 9.0 months of detached supply. That figure belongs to this small detached category and should not be used to describe the attached market. With no monthly detached closings, there is no September sale-price median, market-time average or original-list-price ratio to evaluate.
For Buyers
Evaluate any detached home individually. This month provides no closed-sale sample, so relevant comparable sales may require a longer review period.
For Sellers
Use property-specific comparable sales and active competition rather than relying on a monthly median that is unavailable.
September 2026 Statistics
Attached Homes
Townhomes + Condos · ZIP Code 92101
Attached inventory increased from 272 to 334 homes while closed sales declined from 51 to 45. Pending sales also fell, from 55 to 52. Supply increased to 8.0 months, compared with 5.9 last September.
The median was $679,000, down 5.0%, while the year-to-date median was $695,000, down 4.1%. Homes that sold averaged 49 days on market and received 95.4% of original list price. The shorter closed-sale market time does not erase the larger pool of available listings.
For Buyers
With 334 attached homes available, compare HOA costs, condition and similar units before deciding on an offer. Negotiating room depends on the individual property and seller’s circumstances.
For Sellers
Your competition includes a larger pool of listings than last year. Review similar units and price realistically from the start rather than relying on the ZIP-wide median alone.
Looking Ahead
What matters next
The attached market deserves the most attention in this month’s report because it accounted for all September closings. I will be watching pending activity and inventory to see whether the larger supply begins to shrink. Detached activity remains too limited for a monthly price comparison.

This October 2026 update uses September 2026 data from the Greater San Diego Association of REALTORS® Local Market Update for ZIP 92101. San Diego MLS data is current as of October 5, 2026. Monthly changes compare September 2026 with September 2025; year-to-date comparisons are through September. Detached and attached homes are reported separately. No detached homes closed in September, so detached median price, market time and original-list-price ratio are unavailable, rather than zero. Median prices and original-list-price ratios exclude concessions and downpayment assistance. Percentage changes reproduce the source’s rounded figures. The attached list-price-ratio change is a percentage-point difference: 95.4% minus 95.9% equals -0.5 points. The detached new-listing percentage change is undefined because the prior-year count was zero. Small samples and the mix of homes sold can affect medians. Market time describes closed sales, not all active listings. ZIP-code figures do not isolate individual buildings or neighborhoods. Each office independently owned and operated. Equal Housing Opportunity.
