Detached and attached homes are moving at different speeds.
Detached homes ended August with 2.1 months of supply, compared with 3.6 months for attached homes. The detached median was $1,035,000, while the attached median was $549,500. Those figures describe different pools of properties and should not be combined when evaluating a specific home.

Detached homes recorded 7 closed sales in August. The median sales price was $1,035,000, down 1.3% from August 2025. Active inventory was down 25.0%, leaving 24 homes for sale and 2.1 months of supply at the end of the month.
Pending sales were down 60.0% year over year. Homes that closed spent an average of 12 days on the market, and sellers received 97.3% of their original asking price on average. Monthly price changes should be read alongside the number and mix of sales, especially in ZIP codes with limited activity.
