Detached activity strengthened in 92109 in July: closed and pending sales increased, inventory tightened, and homes sold faster, while median price remained relatively steady. Attached homes moved faster too, but inventory increased and the monthly median fell sharply. With only 20 attached closings, that price move needs context rather than being read as a broad decline in value.

Detached Homes
July 2026
Detached median sales price was relatively steady at $2,000,000, down 2.4% from last July. At the same time, closed sales increased to 13 and pending sales rose to 20. Those percentage gains look dramatic because they are measured against a small base, but they still point to a genuine pickup in activity.
Supply tightened as active inventory fell to 38 homes and months supply declined to 3.0. Average days on market improved to 35, while sellers received a median 95.8% of original list price, unchanged from last year.
For Buyers
Detached selection is relatively limited and homes are moving faster than last year. Compare each property with recent sales from the same part of 92109 and similar property types rather than relying on the ZIP-code median alone.
For Sellers
Tighter inventory and faster market time are constructive signs, but sellers are still receiving a median 95.8% of original list price. Accurate pricing against the closest recent comparable sales remains important.

Attached Homes
Townhomes, rowhouses + condos · July 2026
The attached market was comparatively steady. Closed sales increased to 17 and median price edged up 2.1% to $923,000, while active inventory declined slightly and months supply fell to 3.7.
Buyers still had more breathing room here than in the detached segment. Average days on market increased to 53 and the median share of original list price softened to 95.0%, suggesting more negotiation between asking and selling price.
For Buyers
Attached buyers have more selection than a year ago. Don't treat the 19.9% median-price decline as a market-wide discount; use recent comparable sales from the same neighborhood, complex and property type to guide negotiations.
For Sellers
Homes are moving faster, but inventory is higher and the list-price ratio has softened. Preparation and accurate pricing matter, especially because attached properties can vary considerably by location, complex and condition.
92109 Context
Pacific Beach and Mission Beach don't behave as one market.
The monthly statistics cover all of 92109, but Pacific Beach and Mission Beach include very different housing, locations and price points. A condo near the bay, a detached home in Pacific Beach and a property close to the Mission Beach boardwalk can behave very differently, so ZIP-code data is most useful for direction rather than individual valuation.
