We negotiated a 30-day closing with a 60-day rent-back, giving them time to secure their next home without making an interim move. Preparing an Estate Property Without Over-Improving It

 

The seller was responsible for preparing a 1970s pool home for sale as part of an estate. The property needed attention, but completing every possible improvement would have added cost and delayed the sale without necessarily producing an equal return. We identified the work that mattered most, coordinated the necessary roof, termite, HVAC, and chimney evaluations and repairs, and brought the home to market without over-renovating it. The property received multiple offers within three days. During escrow, we negotiated targeted buyer credits for the windows and garage door, allowing the transaction to move forward without reopening a long list of projects.

An FHA Offer in a Same-Day Multiple-Offer Situation

 

They found the right townhome, and by the end of the day, they were not the only buyers who wanted it. FHA financing can sometimes make buyers feel as though they are already at a disadvantage, especially when a seller has several offers to consider. In this case, the financing was not the problem. The key was making sure the listing agent had clear answers, a responsive lender, and confidence that the buyers could close. Their offer was accepted. When the HOA questionnaire later created a potential financing delay, we kept the loan contingency in place and continued moving the appraisal, termite inspection, repair negotiations, and HOA review forward without putting the buyers at unnecessary risk.
