Detached homes recorded 14 closed sales in August. The median sales price was $1,277,500, down 1.7% from August 2025. Active inventory was down 23.1%, leaving 10 homes for sale and 1.3 months of supply at the end of the month.
Pending sales were unchanged year over year. Homes that closed spent an average of 34 days on the market, and sellers received 96.7% of their original asking price on average. Monthly price changes should be read alongside the number and mix of sales, especially in ZIP codes with limited activity.
For Buyers
Inventory is limited at 1.3 months of supply. Have financing ready, but base the offer on recent comparable sales and the condition of the property rather than the ZIP-code median alone.
For Sellers
Sellers received 96.7% of their original asking price on average, and closed homes spent 34 days on the market. Pricing and presentation still determine whether a property moves with the stronger part of the market.
