October 2026 Market Update
Based on September 2026 sales and market activity
Shirin’s Take
Fewer homes for sale, with different price results by property type.
Detached and attached inventory both declined from last September. The detached median held at $1,100,000, while the attached median fell to $610,000. Homes that closed sold faster in both categories.
September 2026 Statistics
Detached Homes
ZIP Code 92111
Eleven detached homes closed, down from 16, while inventory declined from 25 to 14. Supply was 1.0 month. The monthly median was unchanged at $1,100,000, and homes that sold averaged 25 days on market.
Pending sales increased from 13 to 14, while new listings held at 18. The year-to-date median was $1,080,000, down 1.8% from the same period last year, providing a broader comparison than September alone.
For Buyers
The detached selection is limited. Prepare financing and compare each listing with nearby similar homes before deciding on price and terms.
For Sellers
An unchanged median does not establish your home’s value. Review recent comparable sales and the homes buyers can choose instead of yours.
September 2026 Statistics
Attached Homes
Townhomes + Condos · ZIP Code 92111
Ten attached homes closed, up from eight, at a median of $610,000, down 11.6%. Inventory declined to 36 homes and market time fell to 16 days. The year-to-date median was $672,000, down 4.0%, offering a broader comparison than the monthly change alone.
Pending sales held at nine, while sellers received 95.6% of original list price on average. The lower median and shorter market time describe the homes that sold; they do not establish the same result for every attached property.
For Buyers
The lower median does not mean each attached home is discounted by 11.6%. Review comparable units, condition and HOA costs before setting your offer.
For Sellers
The faster monthly pace is useful context, but pricing should reflect the specific property and comparable sales. The 16-day average describes completed sales, not every active listing.
Looking Ahead
What matters next
I will be watching whether the smaller inventory persists in both categories and whether September’s shorter market times continue. Pending activity will help put the next set of closings in context. One month does not establish a sustained trend.

This October 2026 update uses September 2026 data from the Greater San Diego Association of REALTORS® Local Market Update for ZIP 92111, labeled Linda Vista in the source report. San Diego MLS data is current as of October 5, 2026. Monthly changes compare September 2026 with September 2025; year-to-date comparisons are through September. Detached and attached homes are reported separately. Median prices and original-list-price ratios exclude concessions and downpayment assistance. Percentage changes reproduce the source’s rounded figures; list-price-ratio changes are percentage-point differences calculated from the displayed ratios: detached 97.0% minus 95.8% equals +1.2 points; attached 95.6% minus 98.9% equals -3.3 points. Small samples and the mix of homes sold can affect medians. Market time describes closed sales, not all active listings. These figures cover ZIP 92111 and do not isolate Linda Vista from other neighborhoods within the ZIP code. Each office independently owned and operated. Equal Housing Opportunity.
