Kensington was platted in 1910, when sisters Abby Hitchcock and Mary Gleason, who had inherited former rancho land, partnered with a Los Angeles developer to lay out the streets, and most of the neighborhood as it stands today was built through the 1920s. What makes it distinct is how uniform and well kept that original building stock still is. Spanish Revival homes sit next to Tudor Revival homes, several of them designed by architects Cliff May and Richard Requa, two names that shaped a lot of what Spanish Revival San Diego still looks like today. The streets are narrow and tree-lined, the lots are small by San Diego standards, and the neighborhood has resisted much of the teardown-and-rebuild pattern you see elsewhere in the city. Adams Avenue is the heart of it, a walkable strip of restaurants, bars, and shops anchored by the neon Kensington sign.

About Kensington
Kensington is the neighborhood you drive under before you know you have arrived, because the Kensington sign has spanned Adams Avenue since the community itself paid to install it in 1953. The Historical Resources Board designated it historic site number 865 in 2008, and it is still the clearest marker of where Kensington starts. The neighborhood sits entirely within zip code 92116, on a mesa above Mission Valley, bordered by Talmadge, Normal Heights and University Heights, and its rolling, tree-lined streets were largely built out in the 1920s and 1930s as one of San Diego's early streetcar suburbs. Kensington runs almost entirely along one axis: Adams Avenue is the commercial spine, and the residential streets that climb north and south from it are quiet, walkable and largely untouched by through traffic.
Kensington Cafe, at 4141 Adams Avenue, is the neighborhood's long-running breakfast and brunch spot, open daily and usually busy on weekends. Burger Lounge and Haven Pizzeria sit a few doors down, and Earthwell Refill brings a zero-waste, refill-your-own-container shop to the same stretch. The historic Ken Cinema, a single-screen art house theater that operated at 4061 Adams Avenue from 1946 until it closed in 2020, was sold in 2023 and is being converted into community space rather than reopening as a theater. The Adams Avenue Business Association coordinates roughly 45 restaurants, cafes, bars and shops along the corridor, and the neighborhood's community calendar centers on Adams Avenue Unplugged, a free spring music festival that spans the full two-mile stretch through Kensington, Normal Heights and University Heights.
