After I wrote about what $1.5 million buys in Point Loma, the question I heard back most from readers was some version of "okay, so where does my budget actually work?" For a lot of families, the honest answer is Clairemont. Home prices in Clairemont right now are not one number, they are three or four, depending on which pocket of the neighborhood you are looking at, so here is what is actually happening on the ground.

Clairemont is not one price point, it is three

Clairemont Mesa East has been trading around $862,000. North Clairemont has been running closer to $1 million. West Clairemont, which tends to have larger lots and better freeway access, has been closer to $1.2 million. Across the whole 92117 zip code, the recent median sits around $1.095 million. That is a wide spread for one neighborhood name, and it means the first question I ask any Clairemont buyer is not "what is your budget" but "which part of Clairemont fits that budget."

What that actually buys you

Most of Clairemont was built in the 1950s and 1960s as postwar suburban housing, so the typical home is a single-story ranch on a lot that is often noticeably bigger than what you would find on an equivalent budget in Point Loma. At the Clairemont Mesa East end, that usually means a smaller, original-condition three-bedroom home. Move up toward West Clairemont and $1.2 million, and you are more likely to find an updated kitchen, a larger lot, or a partial second story addition. None of this is coastal, and none of it has ocean views, but it is real square footage and real yard space for meaningfully less than the coast. Do not mistake "more affordable" for "easier to buy"

This is the part that surprises people. Clairemont's detached home market has been running at roughly 1.2 months of supply, tighter than Point Loma's 2.3 months, with homes going under contract in 15 to 24 days and sellers receiving close to 98.6 percent of their original list price. Condos and townhomes in the area have more breathing room, closer to 3.1 months of supply. In plain terms: a lower price tag does not mean less competition. If anything, Clairemont's combination of relative affordability and central location has made it one of the faster-moving markets in the city.

How it compares to the coast

You are typically looking at $300,000 to $600,000 in savings by choosing Clairemont over Point Loma, in exchange for a longer drive to the water and no view. For some families that trade is easy. For others, especially those who picked San Diego specifically for coastal living, it is not the right fit at any price.
