Point Loma Zip Codes: 92106, 92107 and 92110, and What Each One Means for Home Prices

Type 92106 into the Zillow search bar because someone told you that is the Point Loma zip code, and the map fills with La Playa and Sunset Cliffs listings that start around $1.5 million. What you will not see is the Ocean Beach bungalow two streets past the line, or the Bay Park condo a mile inland that shares the peninsula and none of its price tag. Relocating buyers do this constantly, and most of them never find out what the filter hid from them.

There is no single Point Loma zip code. The peninsula splits across three: 92106, 92107 and 92110. Each one covers a different set of named neighborhoods and a different price range. Searching by zip code on Zillow or Redfin, without knowing which neighborhoods sit inside which boundary, is one of the more common ways relocating buyers miss half of what they could afford here.

The three zip codes, in short

Point Loma is a peninsula made up of named places rather than a single zip code or a single neighborhood: La Playa, Roseville-Fleetridge, the Wooded Area, Sunset Cliffs, Loma Portal, Liberty Station, Point Loma Heights, Ocean Beach, Midway and the edge of Bay Park, and those places sort into three United States Postal Service zip codes drawn for mail routes, not real estate.

Where 92106 actually covers

92106 is the zip code most people mean when they say "Point Loma." It runs down the spine and bay side of the peninsula: La Playa along the water, Roseville-Fleetridge above it, the Wooded Area in the hills, Shelter Island out on its own spit, and Liberty Station on the reclaimed Naval Training Center land near the bottom of the peninsula. Most of Loma Portal, the bayside hills between Rosecrans Street and Chatsworth Boulevard, is also in 92106, and Sunset Cliffs splits between the two codes: the northern stretch closer to Ocean Beach is 92107, while the southern end toward the Natural Park and Point Loma Nazarene University is 92106.

This is the highest-priced of the three zip codes, and it is where the estate-style listings and private docks show up when people search "Point Loma real estate" out of curiosity rather than budget. Where 92107 actually covers

92107 belongs mostly to Ocean Beach, and shares Point Loma Heights and most of Sunset Cliffs with the peninsula core. This is the zip code that trips people up the most, because Ocean Beach and Point Loma read as two different places, one a surf town and the other an established bayfront community, filed under the same code. A buyer who searches only 92107 will see Ocean Beach cottages next to Sunset Cliffs bluff homes at three times the price, in the same result set. Where 92110 actually covers

92110 is the zip code buyers forget belongs to Point Loma at all. It covers the Midway District at the northern end of the peninsula, Bay Park along the water east of that, and the inland edges of Loma Portal and Point Loma Heights where the hills flatten toward Mission Bay. Values here run well below the other two zip codes, which is why it is the zip code where a buyer priced out of the peninsula core can still land inside the greater Point Loma footprint. Why a zip filter misleads buyers on the peninsula

Zip codes are a shipping tool. The postal service draws them around delivery routes, and a route can cross a neighborhood boundary or lump two unrelated communities together because that was the efficient way to run mail trucks. They were never meant to describe a housing market, and Point Loma is a clean example of what goes wrong when a buyer treats one like one.

Set a 92106 filter and Ocean Beach disappears, along with most of Point Loma Heights and the entire Midway corridor, even though all three belong to the same peninsula community. Set a 92107 filter and half of the actual Point Loma core, La Playa, Roseville, Liberty Station, is gone. Set a 92110 filter alone and a buyer never sees the water side of the peninsula at all. The portal is working as designed; the problem is that a mail-routing boundary is being used as a real estate boundary.

The fix is to search by neighborhood name, or draw a custom map boundary around the peninsula, instead of typing a zip code. My Point Loma neighborhoods guide lays out where each named area sits relative to the others, which is the map a zip code alone cannot give you.

What the price picture looks like by zip code

The three zip codes price differently, and the gap is wide enough to change what a buyer should even be looking at.

As of this month, RealtyTrac's market data puts the median home price in 92106 at roughly $1.8 million across all property types, condos through estates. Narrow that to detached houses only, and my own Point Loma 92106 market report showed a July 2026 median of $1.65 million, 39 active listings, 3.5 months of supply, and sellers getting a median 96.6 percent of original list price.

92107 sits below that. RealtyTrac shows a current median around $1.58 million across all property types. Inside 92107, Point Loma Heights specifically ran closer to $1.2 million over the three months ending August 2026 at about $820 per square foot, the number to use if the Heights is the actual target rather than the zip average.

92110 is a different market. RealtyTrac's data shows a median in the $815,000 to $853,000 range depending on the month measured, well under half the 92106 figure. The zip median tells you almost nothing about the specific street, and Bay Park, one of the named neighborhoods inside 92110, does not price like the Midway condos that share its code.

For sellers, pricing a home off a zip-code average means pricing off the wrong comparable set. For buyers, the zip code gives the ballpark and the neighborhood name gives the actual number.

What to do with this if you are buying or selling

If you are relocating, start with the neighborhood names, not the zip code. Decide whether you want the Ocean Beach walk-to-the-pier lifestyle, the La Playa and Sunset Cliffs price tier, or the Bay Park and Midway value corridor, and let the zip code follow that choice. If you are selling, know which zip code your comparables should be pulled from, and do not let a portal's automated valuation blend a Sunset Cliffs view lot with a Midway condo just because they share a zip code.
