Point Loma or Clairemont? What Your Budget Actually Buys in San Diego Right Now

Every week I get a version of the same question: "what does my budget actually get me?" It is a fair question, and it deserves a real answer instead of a vague one. So instead of talking in ranges, here is what three specific budgets buy in Point Loma versus Clairemont right now, side by side.

At $900,000

In Point Loma, this budget does not comfortably reach a single-family home in most of the peninsula. According to Redfin's Point Loma Heights data, even the most affordable pocket has been running close to $815,000 as a median, which means $900,000 buys you into the lower end of that inventory if something is available, or more realistically a condo or townhome elsewhere on the peninsula. In Clairemont, $900,000 comfortably covers a single-family home in Clairemont Mesa East, typically a smaller, original-condition three-bedroom on a standard lot.

At $1,200,000

This is where the comparison gets interesting. In Point Loma, $1.2 million still sits below the peninsula's overall median and is a stretch even in Point Loma Heights, so you are likely looking at a smaller or more dated single-family home, or a nicer condo. In Clairemont, $1.2 million is close to the ceiling for West Clairemont, which means a genuinely solid option: an updated kitchen, a larger lot, and often a partial addition. The same number gets you two very different experiences depending on which neighborhood you choose.

At $1,500,000

In Point Loma, this is the number I wrote about recently: a standard single-family home in the interior streets, three bedrooms and two bathrooms, built between the 1950s and 1970s, according to Redfin's Point Loma Peninsula data. In Clairemont, $1.5 million is well above the typical ceiling, even for West Clairemont, so it buys meaningfully more house: a larger, more fully updated property, often with room to expand further, and a price point that would be considered a premium purchase for the neighborhood rather than a typical one.

The pattern across every budget

The same dollar amount buys a smaller, more compromised property in Point Loma and a comparatively larger, more updated one in Clairemont at every price point I looked at. That is not a coincidence, it is the coastal premium showing up consistently. It depends on whether you are paying for proximity to the water or for space and updates, and knowing the actual tradeoff at your specific number is what makes the decision easier.
